Water pipe installation for London developments

Mains and service pipe installation for schemes and commercial sites across the capital, delivered by an LRQA WIRS accredited team — with the connection applications, testing and adoption handled as part of the package rather than left with you.

The service

In London the constraint is rarely the pipe.

On a London scheme the water installation itself is seldom the difficult part. The difficulty is everything around it: a congested services corridor with no room for a new route, a highway authority controlling when you can open the carriageway, an undertaker whose connection programme runs to its own dates, and a site with nowhere to store spoil.

We install water mains and service pipes for developments, conversions and commercial sites across the capital. Where the network on site will be adopted, self-lay puts it on your build programme instead of the incumbent’s queue — we design it, install it, apply for it and see it through to adoption.

Mains and service connections up to and above 355mm are within our own accreditation. Where the existing network cannot be taken down — a live street, a hospital, an occupied building — under-pressure drilling makes the connection without interrupting anybody’s supply.

What we do

Design the route, install it, get it adopted.

Route proved first
01

Establish the route through a congested corridor

London ground is crowded and the records are indicative at best. Before a route is fixed we trace what is actually there, establish the point of connection and available capacity, and design around the services already in the corridor — including the separations a potable main has to keep from drainage and fuel.

  • Existing services traced rather than taken from a drawing
  • Point of connection and capacity confirmed with the undertaker
  • Route designed around separations and highway constraints
  • Crossings and permits identified at design stage

Install mains and connections to specification

Blue PE mains laid at correct depth on proper bedding, valves, hydrants and chambers set to adoptable standard, and mains and service connections up to and above 355mm. Where the network must stay live, under-pressure drilling taps the main without a shutdown — which on an occupied London site is often the difference between a job that can proceed and one that cannot.

  • Blue PE mains installed to water industry specification
  • Mains and service connections accredited to 355mm and above
  • Under-pressure drilling for connections onto a live main
  • Coordinated multi-utility trenching where routes coincide

Test, certify and hand over for adoption

Pressure tested section by section as work completes, chlorinated, flushed and bacteriologically sampled before anything goes into supply. As-built records and certification are compiled as the job proceeds — adoption is refused for missing paperwork at least as often as for defective pipework.

  • Sectional pressure testing while joints are still accessible
  • Chlorination, flushing and bacteriological sampling
  • As-built records and certification issued at handover
  • Adoption managed with the incumbent or the NAV

Why Cascade

What a London scheme needs from a water contractor.

  1. 01

    LRQA WIRS accredited

Independently assessed. WIRS-accredited to undertake eligible self-lay and contestable works within our accredited scope.

  2. 02

Accredited up to and above 355mm

Accredited in our own right across the full size range, so scheme mains and connections are delivered directly rather than referred to a third party.

  3. 03

    Live connections without shutdowns

Under-pressure drilling makes the connection while the main stays in service — normal practice on occupied buildings and live streets.

  4. 04

    Highway works handled in-house

Permits, traffic management and reinstatement to the highway authority’s specification are ours, not a gap in your programme.

  5. 05

    Pre-qualified before the tender lands

SafeContractor, SMAS Worksafe, Acclaim, Constructionline Gold and Achilles UVDB Silver Plus. Onboarding is a form, not a project.

  6. 06

    Self-delivered end to end

Plant, operatives, traffic management, testing and reinstatement in-house — one point of contact and no gap between trades.

Technical detail

What the installation is measured against.

Material
Blue PE100
Polyethylene to BS EN 12201, fusion jointed so the run has no mechanical joints buried in the ground to work loose.
Depth of cover
750–900mm
Typically 750mm in footway or verge and 900mm under carriageway, deeper where the highway authority or the undertaker requires it.
Accredited mains & services
355mm and above
Larger connections are delivered as a main extension rather than a service connection.
Live connection
Under-pressure drilling
A tapping tee and valve are fitted to the main under pressure and it is drilled through the valve, so nobody downstream loses supply for the sake of one new connection.
Commissioning
Test, chlorinate, sample
Hydrostatic testing, chlorination, flushing and bacteriological sampling before the section is brought into supply, following the water industry’s hygiene principles.
Adoption route
s.51A WIA 1991
Section 51A of the Water Industry Act 1991 provides for adoption agreements covering water mains and service pipes — the legal footing under which a self-lay network is taken over.
  • Records are indicative; the corridor is not

Statutory records show approximate position and often nothing reliable about depth. In a congested London corridor the route has to be proved on site before it is designed against, not after a strike.

  • Crossings set the programme

Carriageway crossings need permits, traffic management and an agreed reinstatement specification. They should be identified at design stage, because they dictate the dates everything else works around.

  • Phasing has to be designed in

A network laid for the finished scheme rarely serves one being built in phases. Valve positions and temporary supply arrangements are decided at design stage so units can be released as they complete.

  • Contaminated ground is common on brownfield

On former industrial land, hydrocarbons can permeate standard PE and taint the supply. Where ground conditions indicate it, barrier pipe is specified instead.

Common questions

Before you enquire.

The questions we are asked most often about this service, answered without the sales gloss.

See all FAQs
What is the difference between this and a supply pipe installation?

Scale and ownership. A supply pipe serves one property and is private pipework. This page covers mains and service pipes for schemes — distribution across a site, connections for multiple units, and networks intended for adoption by a water company. Different standards, different applications, and a different set of people who have to sign it off.

Can you connect without shutting off the existing supply?

Usually, yes. Under-pressure drilling fits a tapping tee and valve to the live main and drills through the valve, so the main stays in service throughout. On occupied buildings, live streets, hospitals and working commercial sites in London, that is normally the only acceptable approach.

Do you handle the water company application?

Yes. As an accredited Self-Lay Provider we prepare and manage connection, self-lay and NAV applications, get the design approved, agree inspection points, and deal with the undertaker through to adoption. Being an accredited contractor on their network shortens that exchange considerably.

How does self-lay help a London programme?

It takes the installation off the incumbent’s queue and puts it on yours. We coordinate the design and install the network to the standard they will adopt, and they inspect and adopt it. The saving is real but not automatic — it depends on the application starting early enough that design approval runs alongside the groundworks rather than after them.

Who handles the highway permits and traffic management?

We do. Carriageway and footway crossings, permits, traffic management and reinstatement to the highway authority’s specification are carried out in-house. On London schemes crossings usually set the critical dates, so we identify them at design stage rather than when the trench reaches the kerb.

What size connections can you make?

We are accredited for mains and service connections up to and above 355mm — from individual units through to the large-diameter mains serving a whole scheme — so the full range is delivered within our own accreditation.

London scheme enquiry

Send the drawings and the programme dates.

A site layout and the dates you need water by are enough for us to confirm the point of connection, whether self-lay is worth it, and whether the undertaker’s timescale fits your programme.
